REMINDER: We need as many people as possible to attend tomorrow night's Town Council vote about the Gulick redevelopment plan
We realize it's difficult, with summer vacation and other conflicts, but your presence at the vote is important. The town and Gulick property owners already agreed -- way back on Feb. 3, 2026 -- to a "concept plan" for the redevelopment that contemplates, among other things:
- Demolition of the historic Gulick House
- Clear-cutting the 6.45 acres of the property
- Building a 3-story apartment complex with 110 units
- Installing 205 parking spaces
- Allowing ingress/egress from both 206 and Province Line Road, with the building's loading dock accessible from Province Line Rd
- Fast-tracking approval of this concept plan
- Absorbing costs for ongoing maintenance of a new sewer system (i.e., taxpayers will absorb the costs)
- An immediate cash PILOT (payment in lieu of taxes) of $350,000 at issuance of permit & Certificate of Occupancy that will go toward paying for vehicles, but NOT toward potential increases in costs associate with the impact on school population, infrastructure, or municipal services
- A "poison pill" zoning ordinance, triggered if the town's approval of 140 units if the 110-unit deal falls through

We were only made aware of the concept plan by the Gulick neighbors' filing of an Open Records Act request with the town. The existence of the town's pre-acceptance of this concept plan was not revealed in any of the hearings by the Planning Board or Town Council. The concept plan is attached as Exhibit D to the settlement agreement between the town and the Gulick property owners -- take a look, read through the terms of the Agreement, and ASK QUESTIONS!
